Turn the first weeks of living in the home into a usable warranty list.

Start with the builder's written warranty and required submission process. Observe the home during normal use, document one factual concern per item, and retain proof that each item was submitted before the applicable deadline.

Observe normal use

• Walk every room in daylight and again after dark to check lighting, doors, windows, finishes, and fixtures.
• Use plumbing fixtures, appliances, heating or cooling, ventilation, outlets, and exterior features as intended.
• Note water intrusion, active leaks, electrical concerns, gas odor, or life-safety issues immediately through the builder's urgent process.

Document each item

• Give one concern per item with a short factual title.
• Record room and exact location, date first observed, and what happens during normal use.
• Add a wide context photo plus a close-up; include video only when motion or sound matters.
• Avoid diagnosing the cause unless a qualified professional has provided that conclusion.

Submit and verify

• Submit through the builder's required channel before the contractual deadline and keep the confirmation.
• Record appointments, responses, promised dates, and any access instructions.
• After work is marked complete, compare before-and-after evidence and verify the result before closing the item.
